Many of us hear almost daily how the real estate market is down. When we turn on the news we hear how the stock market is down. Supposedly due to the real state market. We hear how new homes sells are down and home starts are coming to a screeching halt.
According to recent figures for Wood Realty this is not the case. Through the end of the August our sales are showing an increase over the entire year last year. Figures Y-T-D this year compared to last shows an increase of over 10%. This is not saying that the market is not changing. The prices have come down a small percentage. Reason being that the prices were overinflated. There does appear to be a trend toward less investor activity.
Wood Realty has actually closed more home sales, not including vacant land, than a year ago.
Based upon the inquiries that we have recieved in the past few weeks. There is definately more inquiries coming from the larger markets than say 3 months ago. The trend downward as according to the media has effected more investors than anyone else. The retirees and first time homeowners will still be there and looking to purchase in our still very affordable market. Those homeowners are more educated and will be doing their homework. They will be scaling down into more affordable and energy efficient homes.
Look to the future and it is anticipated that we will be having a record breaking year here at Wood Realty. When it is time to sell or buy look to the one real estate company that is still increasing in sales dollars and units sold.

According to "WHERE TO RETIRE" magazine Mountain Home, Arkansas is one of the 'top towns to retire. There are several categories that ranks Mountain Home in the top 10. Including the category of budget towns. Included in this category was Danville, KY, Kerrville, TX, and San Antonio, TX. Mountain ranked fifth in the undiscovered towns category with Cashiers, N.C. , Celebration, FL, and Grand Lake, OK. With the "TWIN LAKES" available Mounatin Home was listed along with Hot Springs as a top lake town. The process is quite a lengthy process including obtaining actual figures, climate statistics, tax rates, housing cost, including healthcare options. The writers actually conducted candid interviews with retirees from the area who gave their opinions on retiring in their respective areas. This is quite a bit of recognition for not just Mountain Home but the entire "HEART OF THE OZARKS AREA". Unfortunaely the article did not give a lot of recognition to other aspects of the quality of life and things that are offered such as the golf courses, rivers, low crime rate and much more. Here is a few tips that just might make the move to a new home a little easier and less complicated for everyone including spouses, kids and family pets. Having moved over 25 times in my life due to job relocation or looking for the "perfect place" moving can be a tramatic experience for the entire family.
PLAN, LOCATION, PLAN, LOCATION, PLAN, LOCATION - It is hard to make a comfortable move without knowing where you are going or what you might find. In todays world of technology there is "NO EXCUSE" to makeing a move and fearing the absolute unknow. Research the AREA ! Not just the city. It may be of an advantage to live a short drive to work just to have a more relaxed peace of mind. Look at the WHOLE picture. What is the crime rate ? What are the schools rankings in education and performance ? Where is the closest emergency medical services ? What do homes sell for in the various neighborhoods ? Where is the closest golf course ? Church of choice ? Wal-Mart ? McDonalds ? Or whatever you may need top survive. Make a list of your BASIC survival needs then see what communities has what you are searching for.
GET EVERYONE IN THE FAMILY INVOLVED - Let everyone have a say in where ? What ? and When ? Although the decision may be that of just one or two. Let everyone be part of the move. Include everyone in the entire process from selection of home through the entire move. Give everyone a responsibility and be part of it.
LET EVERYONE TAKE AN IMPORT POSESSION IN HAND - Whether it be the dogs favorite dish. The baby's favorite bear. Grandma's favorite photo or whatever it might be. Everyone will need some security. In this regards let everyone have there own "SURVIVAL BOX". Label it as such. Put these boxes near the back of the moving truck. Make them one of the first off, first in the home and one of the first unpacked. Again, let everyone pick their own survival items for their particular "SURVIVAL BOX".
FAMILY PARTICIPATION - Again, let the family all pictch in and help with the unloading, unpacking and setting up the new home.
SETTLING IN - As each outing presents itself let everone become familiar with the new park, new school, the shopping experience. Again, shopping may not be Dad's most favorite part of life. But, it would not hurt him to know more about the local mall than the bench in the main foyer.
STOP ! - take a little time out and make time to relax. I know it may be hard to take a time out in the middle of unpacking to relax. But, it is very much a good idea. Moving can be strenuous for everyone. Take a night off and go to the "NEW THEATRE". Getting the new home is everyone's priority. Do not become obsessed with it all. Little Billy has his room set-up he is ready to move on. Take the afternoon and go to the park for a short picnic.
Moving is a time for everyone to start over. Make the changes to not just your address but, your lifestyle. Whether it be spending more time in the gym, less time working at the office, or spending more quality time with your spouse and/or family. Make it a pleasant time for everyone.

MOUNTAIN HOME "ACT" SCORES ABOVE AVERAGE

Hundreds of local H.S students took the ACT college exam this past year. Mountain Home students were higher than the state average in all four categiries tested (English, reading, math and science). Not all scholls in the area have reported their results as of this date. Feel free to check with the individual schools to find their students results. The ACT has much to do with the students admittance into college, classes available and scholarships available.
FLIPPIN & COTTER SCHOOLS AMONG THE SAFEST IN ARKANSAS

Article recntly in the Baxter Bulletin ( Mountain Home newspaper) recognized Flippin Public Schools (Marion County) and Cotter (Baxter County) as being among the safest in the entire state of Arkansas. This is not only a pat on the back for the schools themselves but the entire "Twin Lakes" community. The lsit was compiled by the APF.Both Cotter and Flippin reported no incidents of student or staff assaults in the 2005-2006 school year. This is not to say that it will never happen in our school. But it makes a parent and any member of the community feel better about the education and environment that are children are raised in. Especially when you hear of the violence across the country not only in the schools but on the streets. As one local resident put it, " you can actually feel comfortable with your child hanging out with friends and driving or walking down the street and not worry about someone driving by and shooting at them". In 2005-2006 North little Rock schools reported over 550 assaults in 2005-2006.

It is becoming more and more evident to consult a professional REALTOR.
Times are changing and over the past few years they are changing more rapidly than one might expect. In regards to our market in particular. 10 years ago "home inspectors" were almost non existent. Today it is becoming very common. The same holds true for many other aspects of real estate and the buying and selling of real estate in particular. Abstracts are virtually unheard of. Every sale that we have dealt with in the last 5 years has been closed with " title insuranc". Property disclosures were few and far between ten years ago. Today it is requested on almost all real estate contracts. Mold and Radon were seldom a question again today it is almost a daily subject. Tax laws have changed and will continue to change along with many legal issues. A licensed REALTOR in our state is required to take a certain number of hours of continued education annually. With this it is still difficult to keep abreast of the all the changes in the real estate laws, practices and procedures. For those that may be educated or that may deal in real estate on a regular basis and can buy and sell their own properties GREAT ! But, I guarantee you that the commissions that you pay your REALTOR whether as your buying or selling agent is $$$ well spent. They are educated, controlled by state laws and regulations and have the day to day experience to asure that your interest are foremost. They are there to help, assist and guide you throught the entire process. When shopping for "your agent" it is wise to do just that. An agent that may be good for one may not be for the other. Your agent should know the area they work, they should be well versed in the current market, they should be knowledgeable in the area you are selling or buying whether it be residential, commercial or vacant land. Take our advise and spend the time to consult a proffessional REALTOR. You will be glad you did.
