Times are changing and over the past few years they are changing more rapidly than one might expect. In regards to our market in particular. 10 years ago "home inspectors" were almost non existent. Today it is becoming very common. The same holds true for many other aspects of real estate and the buying and selling of real estate in particular. Abstracts are virtually unheard of. Every sale that we have dealt with in the last 5 years has been closed with " title insuranc". Property disclosures were few and far between ten years ago. Today it is requested on almost all real estate contracts. Mold and Radon were seldom a question again today it is almost a daily subject. Tax laws have changed and will continue to change along with many legal issues. A licensed REALTOR in our state is required to take a certain number of hours of continued education annually. With this it is still difficult to keep abreast of the all the changes in the real estate laws, practices and procedures. For those that may be educated or that may deal in real estate on a regular basis and can buy and sell their own properties GREAT ! But, I guarantee you that the commissions that you pay your REALTOR whether as your buying or selling agent is $$$ well spent. They are educated, controlled by state laws and regulations and have the day to day experience to asure that your interest are foremost. They are there to help, assist and guide you throught the entire process. When shopping for "your agent" it is wise to do just that. An agent that may be good for one may not be for the other. Your agent should know the area they work, they should be well versed in the current market, they should be knowledgeable in the area you are selling or buying whether it be residential, commercial or vacant land. Take our advise and spend the time to consult a proffessional REALTOR. You will be glad you did.

Now is the time to take a "home tour" of your own home. Take all members of your family with you when possible. Make a list of things that should be done. Include everything regardless of what it may be. Include loose knobs, squeaky floors, squeaky hinges, broken windows, scratched trim, torn screens anything and everything. After making your list sit down and objectively go ove rthe list. Decide what you may do and what you may have to hire a professional. Make this a bi-annual event. It could save some costly repairs over time.

Spring is upon us. Now is the time to be getting things done. First of all one of the main things that most of us have a tendency to overlook is our "smoke alarms". Reminder that a good time to do is when the time changes in the spring and the fall. Make sure that they all work properly. Suggestion is to locate one above each sleeping area. If you need alarms you might check with you local fire department or city. Sometimes they offer these at reduced prices or at times "free". You might also take the time to revue your families emergency plans. Include checking for all the emergency items you might need. Include flashlights, first aid kit, emergency ladders, etc.
